New Home Checklist

Before you buy any new home, you must do your due diligence and gather as much information as you can to be sure that it is safe, well-constructed, features quality workmanship and will last for many years with as few problems as possible. Here is a New Home Checklist to consider.

Researching the builder

  • Does the builder hold a current builder’s license?
  • Are they registered to build in this area?
  • Do they have any complaints or disputes lodged against them in court or with the Office of Fair Trading?
  • Are there any financial actions pending such as insolvency or lawsuits?
  • Do they hold all the appropriate insurance policies?

Build quality

The best indication of quality will come from inspecting other homes that the builder has built. Walking through Display homes prior to purchasing a new home from the builder will provide a great indication of quality, finish and product standards.

Consider:

  • Inspecting other finished properties by the same builder.
  • Requesting a copy of the company’s spec sheets.
  • Checking the brand names of products the builder uses.
  • Asking to visit a job site that’s in progress.
  • Asking the builder for client testimonials or do some research online or in the community.
  • If buying a ready built home, consider arranging a pest and/or building inspection before signing a contract.

Customising

There are many ways in which you may like to customise your new home. If you’re buying while it’s under construction, you could ask your builder about choosing different finishes or changing some of the minor structural features.

Dependant on the stage construction is, you may be able to customise:

  • Different carpets, tiles, skirting boards, landscaping, colour schemes, counter tops, tap ware, door furniture and so on.
  • Install a security system
  • Have the garage tiled instead of bare concrete.
  • Use wallpaper for feature walls instead of paint.

Compliance

All properties must comply with local government rules and regulations.

  • Does the house have all its required Council permits?
  • Does it meet all local environmental or sustainability requirements?

Obviously, buying a new home is a momentous investment. You owe it to yourself and your family to make sure that the new house or Ready Built Home is built to a standard that you will appreciate and that the authorities will certify.

A good builder is one who will be able to present you with all the right information, who doesn’t mind you taking a detailed look around and whose work doesn’t require following up or remedying before you even have a chance to unpack.
