New Home Building on Acreage in Townsville – What you need to know

Acreage living offers a lot of benefits to Townsville home owners looking for space.  Beautiful scenery, peace, quiet and plenty of space and much more.  If you’ve been considering building your new home on a Townsville acreage block, what are the important factors that you need to consider?

Available Services – Access to water and power are two of the most important considerations.  Where are the water and power connections for your acreage block?

If water connection is located across the road from your block, there may be high additional costs, to run water under the road, in order to be accessible to your block. It’s important to thoroughly check with the local council plans to ensure you have the necessary service connections at your preferred block.

Sewage is another important consideration. If your preferred block is not sewered, a sewerage system will need to be installed and this will add to the building costs.

Connection of Services – How far back onto the acreage block will your home be built?  This will have an impact on connection costs.  Review the inclusions list/specifications from quoting Townsville builders and check the allowance included in your quote to connect the services on the block to your new home site. The Jazz Homes team will ensure any additional costs to connect your home to services are clearly detailed in your quote/contract.

Height of the building slab – Most acreage home sites will require an increased slab height, sometimes up to an extra 200-300mm. Townsville City Council will be able to provide details of any additional slab height requirements.

Driveway / Culverts – How is your block access from the road? Do you require or want a concrete driveway? Do you need a culvert built to ensure that you can leave/enter your home during periods of rain?

Bushfire Risk – Check with your local council to see if any and what type of Bushfire Risk is applicable to your preferred Townsville acreage block. There is a standard to which homes need to be built, depending on the BAL assessment of the block.
