Finding Land Suitable To You
If you haven’t already found your block of land, we can assist you. There are important factors to consider when choosing your land. Some decisions which you may be able to make and are obvious, include land size, land price and location/access to work/schools, transport ect.
However, there are also considerations such as slope on your land, location of underground services, soil type or any site works that may be required before commencing to build. These are costs which we feel you need to know up front prior to building, something we can certainly assist with. If you are unsure, please ask one of our friendly staff members
Choosing Your Design
At Jazz Homes we have an extensive range of new home designs ranging from 3-5 bedroom homes suiting all budgets and lifestyles. We understand that you may wish to modify our plans to suit your needs or create a completely unique new home design.
Without any extra expense to you, these modifications or new home designs can be created “in house” with our qualified Home Designer or Sales Manager. Would you like to see what your new home would look like before it is built? We can achieve this for you. There is no second guessing your chosen house style, colour or what your external features will look like – we can show you before your eyes and before construction commences.
Initial Estimate Of Construction
Once you have chosen your house design and with the knowledge of land classifications for your specific block, we are able to provide you with an accurate estimate to construct your new home. Our estimate will include all chosen features you desire as well as adequate PC inclusions to cover such items as cabinetry allowances.
Once we receive confirmation from you, we are then able to submit your chosen plan to our draftsman for final drawings to be prepared.
Once completed, the working drawings and accompanying applications are submitted to our private certifiers and local council authorities for building approvals to be obtained prior to construction.
An appointment is made with our Sales Manager for a complete set of working drawings as well as a detailed list of inclusions to be signed and initialled by all parties.

Colour & Product Selection
An appointment is made with our fully qualified colour consultant who will take you through external as well as internal product and colour selections for your new home. Your appointment with our colour consultant can be as comprehensive or brief as you require.
If you have an idea of your preferred house colours and/or products you would like in your home and would like clarification on the final look/feel you wish to achieve, then our colour consultant is there to provide that final confirmation.
We will produce a 3D modelling /design of your tile layout so you are able to visualise and be satisfied of the selections you have made.

When required, on site meetings can be arranged with our site supervisor and as always our team is just a phone call or email away, all of which will be provided to you during our initial meetings.
Whether you are a local resident or an out of town investor, we provide all our clients with weekly updates on the progress of your home via emails directly to your inbox.
Handover of your new home occurs shortly after Practical Completion stage. A walk through of your house is conducted during the week of handover to ensure all products, features and finishes of your new home are up to the high standard expected. This walk through also provides an opportunity for demonstration of product features as well as care and maintenance to be explained.
The formal handover day and time is arranged wherein your keys to your new home will be handed to you. Warranties and instruction manuals are also provided as well as some handy tips in relation to moving in and maintaining your new home.
Following hand over, we will keep in touch with you to ensure you are settling well into your new abode and surroundings. Our staff are on hand 7 days a week should you have any queries or concerns.
